★★★★★ Attic Sanitizing for Houston Homes After Rodents, Leaks & Storm Damage

Houston Attic Sanitizing After Rodents, Leaks & Contaminated Insulation

Pulling out soiled insulation is only half the job. In a Houston attic, summer temperatures can pass 130°F and Gulf humidity stays high year-round. That keeps droppings, urine residue, and moisture active on the wood long after the insulation is gone. We treat the decking, joists, and top plates those materials sat on. This cuts the odor at its source and makes regrowth much less likely before new insulation goes in.

  • ✓EPA-registered antimicrobial, applied by the label to every exposed surface
  • ✓Built for roof rat, squirrel, and raccoon cleanups and for post-storm roof leaks
  • ✓Covers Heights bungalows, Meyerland mid-centuries, and new Katy-line builds

Why Clearing Out Insulation Isn't Enough

What Stays Behind After the Old Insulation Comes Out

Sanitizing is the step between clearing an attic and re-insulating it. When insulation comes out after rodent activity, a roof leak, or years of humidity, the contamination doesn’t leave with it. It has been soaking into the wood underneath for months or years. Blowing new insulation over untreated wood buries the problem instead of fixing it.

Houston attics have more reason to need this than most. Hurricane Harvey and Hurricane Beryl left thousands of local roofs leaking. Roof rats also travel along live oak branches into attics in neighborhoods like the Heights, Oak Forest, and Meyerland. And your attic isn’t sealed off from your home. Air moves through recessed lights, the attic hatch, and gaps around ductwork, so what grows above the ceiling can reach the rooms below.

We apply EPA-registered antimicrobial products to the exposed wood, following the label directions, then deodorize where odor is part of the problem. Before we start, we tell you exactly how long to stay out of the attic and when it’s ready for new insulation.

SIGNS YOUR HOUSTON ATTIC NEEDS TREATMENT

How to Tell Your Attic Needs Sanitizing

If rodents, a roof leak, or Houston’s humidity have touched your attic’s wood, it needs treatment, even when the damage isn’t visible.

After Rodent or Wildlife Removal

Roof rats, squirrels, and raccoons often get into Houston attics from overhanging oak branches. Their urine and droppings soak into the wood, so the smell that draws new pests stays behind unless the surfaces are treated.

After a Roof Leak or Storm Damage

From hurricanes to spring hailstorms, Houston roofs take a beating. In our humidity, wet decking can start growing mold within a day or two. Treating it once it dries helps keep a leak from turning into a mold removal job.

Musty Smells Coming Through Ceiling Vents

If a musty odor returns after your ducts have been cleaned, the attic may be the source. It’s often most noticeable in summer, when the AC runs nonstop.

After Smoke or Fire Damage

Smoke residue clings to decking and framing long after the fire is out. Antimicrobial and deodorizing treatment targets the lingering smell at its source.

Before New Insulation Goes In

If your attic had pests, leaks, or mold, treat the wood before re-insulating. It’s a one-time step that protects your new insulation from the start.

Allergies That Feel Worse at Home

Houston’s oak pollen and ragweed seasons are hard enough outdoors. If sneezing and stuffiness get worse once you’re inside, your attic and ductwork are worth checking.

HOUSTON ATTIC DECONTAMINATION

How We Decontaminate and Sanitize Houston Attics

01
Assess and identify the contaminant
Rodent contamination, water intrusion, smoke and general dust loading call for different products and different scopes. We identify which before quoting, with photographs.
02
Clear the surfaces
Contaminated insulation and debris are removed under containment so the treatment reaches the actual structure rather than sitting on top of loose material.
03
Vacuum decking, joists and top plates
HEPA vacuuming lifts the loose particulate first. Applying antimicrobial over heavy dust wastes the product and leaves the debris in place.
04
Apply EPA-registered antimicrobial
The treatment is applied to decking, joists, rafters and top plates at the manufacturer's specified coverage rate — not misted lightly to make a photograph look good.
05
Deodorize and clear for re-entry
Where odor is part of the complaint we follow with a deodorizing treatment, then give you the re-entry time and photographs of the treated space.

Amazing service and Mori was the guy! It is a pleasure to be served by such professionals. I was going to get three bids and they were the second one I called. They asked when they could come and do they estimate and I said how about right now. Even though it was Saturday they came right out and Mori and his team did a very through evaluation and explained in detail what they would do. I asked when they could do the work, and they said can we do it now? I decided not to pursue the other two bids, and to my surprise they had the equipment and crew there and did the job all in the same day! It is a pleasure doing business with people like this. 5 stars all the way. We had a pretty neglected system that clearly hadn’t been cleaned in a long time (if EVER!!!), and these guys did an awesome job getting everything back in shape. Omri was the lead on our crew and he was fantastic. Very professional, super knowledgeable, and took the time to walk me through everything they were doing. You could tell they really cared about doing it right. No pressure, no upsells. Just solid, honest work. Highly recommend if your system needs a deep clean.

Thanks for the quick turnaround work. My AC and furnace unit was pretty dirty as previous tenant was very messy. Plus he had smoked inside house causing cigarette odor to contaminate unit. Crew came out and did a thorough clean up over a a span of 3-4hours. Before and after photos were night and day difference. Update: Company charges extra for use of credit card which was an additional $75.80 with final bill $1970.80. Attempting to pay with the credit card initially failed. Thinking there may be issue with card I used another card. Later I came to realize that I was double charged on two different credit card; however, what annoyed me was somehow the first bill was lot higher than anticipated ($1,989.75). Now I have to go fight to get the extra charge removed. While the work is commendable, the billing practice is questionable. Update: Jasmine was great to follow up on this issue and was able to get the extraneous charge reversed.

Houston Attic Decontamination & Sanitizing FAQs

What's the difference between attic cleaning and attic sanitizing?

Cleaning is the removal step: old insulation, droppings, debris, and nesting material come out. Sanitizing treats what's left. We apply an EPA-registered antimicrobial to the decking, joists, rafters, and top plates so contaminants aren't sealed under new insulation. In Houston, most complete jobs need both.

Houston's Gulf Coast humidity keeps attic surfaces damp for much of the year. Moisture helps bacteria, odor, and mold growth take hold on wood and insulation contaminated by droppings or urine. Sanitizing treats those surfaces before they can keep causing odor and air quality problems.

We use EPA-registered products applied according to label directions. Only the attic structure is treated, not your living areas. Your technician will tell you when it's okay to go back into the attic after treatment.

No. Sanitizing treats contamination from animals, droppings, and debris. Mold remediation addresses active mold growth, usually from a roof leak or poor ventilation. If we find mold during your inspection, we'll tell you and explain what it needs.

It depends on attic size and how much contaminated insulation has to come out first. A lightly affected attic takes much less time than one with heavy rodent activity. You'll get a clear timeline after your inspection, before any work starts.

Sanitizing removes the source of the odor on your attic surfaces. Whether it stays gone depends on keeping animals out and moisture under control. That's why we recommend sealing entry points at the same time.

Yes. Roof rats are one of the most common attic pests in the Houston area. They're strong climbers that reach attics from trees, fences, and power lines, and they often move in when temperatures drop in fall and winter.

The most common signs are: Scratching or running sounds at night, Droppings near attic access points, Chewed wiring or insulation, A musty or ammonia-like smell, Grease marks around openings on the roofline

We don't recommend it. Rodent droppings and urine can carry bacteria and viruses. Sweeping or vacuuming them dry can put particles into the air you breathe, and the CDC advises against dry cleanup. Professional cleanup uses protective gear and proper disinfection.

Common entry points include gaps at the roofline, soffit and fascia damage, gable and roof vents, AC line penetrations, and openings where the roof meets a wall. A roof rat can squeeze through a gap about the size of a quarter.

Cleaning without sealing usually means the rodents come back and the attic gets contaminated again. Rodent proofing closes the gaps they use, so your cleaned, sanitized attic stays that way.

Besides rats and mice, Houston attics often get squirrels, raccoons, and opossums. Each one leaves droppings, damaged insulation, and odor that need to be cleaned out and treated.

Remove it when it's contaminated with droppings or urine, water-damaged from a roof leak, matted down, or giving off odor. Adding new insulation over contaminated material traps the problem in your attic.

We use a high-powered vacuum system that pulls the insulation from the attic through hoses into a collection bag outside. That keeps debris out of your living space.

Yes. After storms like Hurricane Beryl, roof leaks can soak insulation. Wet insulation loses much of its insulating value, and in Houston's humidity it can hold moisture long enough to cause odor and mold.

Houston is in the Department of Energy's Climate Zone 2. The DOE recommends R-30 to R-60 for attics in this zone. Many older Houston homes fall well short of that.

Proper insulation helps keep attic heat from reaching your living space, which reduces how hard your AC has to work. In a Houston summer, attic temperatures can climb well past 130°F, so insulation makes a real difference in comfort and cooling costs.

The right choice depends on your attic's layout, current insulation level, and budget. After inspecting your attic, we'll recommend the type and R-value that make sense for your home in Houston's heat.

It can. In most Houston homes, the HVAC system and ductwork run through the attic. Leaky ducts or return-side gaps can pull odors and particles from a contaminated attic into your living space.

If rodents got into your ductwork or you notice odor coming from your vents, duct cleaning is worth considering. We can inspect your ducts during the attic visit and let you know if they need attention.

Cost depends on attic size, how much insulation needs to come out, and how heavy the contamination is. Because every attic is different, we inspect first and give you a written quote before any work begins.

It depends on your policy and the cause. Sudden damage, like a storm-related roof leak, is more likely to be covered than rodent damage, which many policies exclude. Check with your insurer before scheduling.
