Attic Cleaning Cost in Houston: What Moves Your Quote

Houston attics bake past 140°F in summer, often house the home’s air handler, and draw roof rats once the weather cools. That’s why two bids for similar square footage can land far apart. Here’s what drives the price, so you can read a quote before you sign it.

Why Houston Attic Prices Vary

Why One Attic Cleaning Price Doesn't Fit Every Houston Home

Attic cleaning prices online can differ by thousands of dollars because the term covers four separate jobs: insulation removal, rodent proofing and cleanup, decontamination and sanitizing, and new insulation installation. Vacuuming dust from a walkable attic in a newer Energy Corridor two-story is a small job. Stripping droppings-soaked insulation from a 1940s Heights bungalow, sealing roof rat entry points, and blowing in fresh insulation takes a bigger crew, more equipment, and far more disposal.

Houston adds its own cost drivers. Summer attic heat limits safe working hours, Gulf humidity turns droppings and old insulation into a mold risk, and some homes still have roof leaks from Hurricane Beryl. That’s why we don’t quote over the phone. An honest price starts with someone climbing into your attic, and any firm number given without that visit deserves a second look.

Cost Factors, Ranked

7 Things That Raise or Lower Your Houston Attic Cleaning Cost

Ranked from biggest price swing to smallest, based on what our crews find in Houston attics, from 1940s bungalows to brand-new builds.

Attic Size and Layout

This is the biggest single factor. A 1,200 sq ft ranch attic in Oak Forest and a split attic over a two-story Kingwood home with a bonus room are very different jobs, because more square footage and more separate sections mean more hours.

What's Contaminating the Attic

Dust and construction debris are the low end. Roof rat droppings, raccoon latrines, or squirrel nests call for containment, protective gear, and an antimicrobial treatment priced by the surface area treated.

Removal, New Insulation, or Both

Removal and new insulation are separate line items. Booking both together usually costs less because the crew and vacuum truck come out once, and your attic isn’t left bare through a Houston summer.

Access and Headroom

Many 1950s and 60s Houston ranch homes have low-pitch attics you can’t stand up in, which slows the work. Townhomes in Midtown or EaDo, where the truck parks far from the door, also need longer hose runs and more labor.

Houston Summer Heat

Attics here can pass 140°F from June through September, so crews work early shifts with cooling breaks. A large removal that fits in one spring day can stretch into two in August, which can change the labor on your quote.

Insulation Depth and Haul-Away

Older Houston homes often have layers added over decades, with old batts buried under newer blown-in fill. The deeper it goes, the more bags leave your property, and landfill fees rise with every one.

Repairs Found Once the Attic Is Open

Disconnected ducts, bath fans venting into the attic instead of outside, and gaps around pipes often turn up during removal, especially in older homes and rushed storm repairs. We list each one separately so you decide what gets fixed.

Quote Checklist

How to Read a Houston Attic Cleaning Quote, Line by Line

01
Confirm somebody went into the attic
A real quote follows a real inspection with photographs. A firm price given over the phone, sight unseen, is a number that will change once the crew arrives.
02
Check whether removal and installation are itemized
These are separate jobs. A single lump sum covering "attic cleaning" makes it impossible to compare bids or to know what you are actually buying.
03
Ask what happens to the old material
Haul-away and disposal should be included and stated. If it is not in the quote, ask whether bags are being left on your property.
04
Ask whether sanitizing is included or extra
For any contaminated attic, decontamination is not optional work — but it is frequently quoted as an afterthought or left out entirely to make a bid look cheaper.
05
Get the R-value and depth in writing
If re-insulation is part of the job, the quote should state the target R-value and the finished depth. "We will top it up" is not a specification.

Amazing service and Mori was the guy! It is a pleasure to be served by such professionals. I was going to get three bids and they were the second one I called. They asked when they could come and do they estimate and I said how about right now. Even though it was Saturday they came right out and Mori and his team did a very through evaluation and explained in detail what they would do. I asked when they could do the work, and they said can we do it now? I decided not to pursue the other two bids, and to my surprise they had the equipment and crew there and did the job all in the same day! It is a pleasure doing business with people like this. 5 stars all the way. We had a pretty neglected system that clearly hadn’t been cleaned in a long time (if EVER!!!), and these guys did an awesome job getting everything back in shape. Omri was the lead on our crew and he was fantastic. Very professional, super knowledgeable, and took the time to walk me through everything they were doing. You could tell they really cared about doing it right. No pressure, no upsells. Just solid, honest work. Highly recommend if your system needs a deep clean.

Thanks for the quick turnaround work. My AC and furnace unit was pretty dirty as previous tenant was very messy. Plus he had smoked inside house causing cigarette odor to contaminate unit. Crew came out and did a thorough clean up over a a span of 3-4hours. Before and after photos were night and day difference. Update: Company charges extra for use of credit card which was an additional $75.80 with final bill $1970.80. Attempting to pay with the credit card initially failed. Thinking there may be issue with card I used another card. Later I came to realize that I was double charged on two different credit card; however, what annoyed me was somehow the first bill was lot higher than anticipated ($1,989.75). Now I have to go fight to get the extra charge removed. While the work is commendable, the billing practice is questionable. Update: Jasmine was great to follow up on this issue and was able to get the extraneous charge reversed.

Houston Attic Cleaning Cost: Frequently Asked Questions

Why won't you give me a price over the phone?

Two Houston attics with the same square footage can need completely different work, depending on insulation depth, rodent activity, moisture, and access. We inspect, photograph what we find, and give you a fixed written price before any work starts. The inspection and quote are free. Call (832) 918-2555 to book one.

Each part of the job is listed as its own line: insulation removal, debris and droppings cleanup, decontamination and sanitizing, rodent proofing, and new insulation. You can see what each one costs and choose what to do now and what can wait.

Usually only when the damage comes from a sudden covered event, such as a hurricane, a roof leak during a storm, or a fire. Rodent contamination and aging insulation are typically treated as maintenance. If your attic was damaged in Hurricane Beryl or a recent storm, check your policy and claim deadline. Our inspection photos can support your adjuster's review.

It's often the biggest jump in an attic quote. Roof rat urine and droppings soak into insulation, so the contaminated material usually has to come out completely. Containment, protective gear, and an antimicrobial treatment of the wood follow. How much it adds depends on how far the contamination has spread, which is why we price it after the inspection.

We do both. Houston's overhanging oak and pecan branches give roof rats an easy path onto the roof, and they slip in through gaps as small as a quarter. Cleaning without sealing those gaps means the rats come back to fresh insulation, so we quote rodent proofing alongside the cleanup.

Usually, yes. The crew and vacuum truck come out once instead of twice, and the bare attic can be sanitized before anything new goes in. It also means your attic isn't left uninsulated through a Houston summer.

Houston is in climate zone 2, where the U.S. Department of Energy recommends R30 to R60 for attics. Many older ranch homes and bungalows here have far less, often compressed or patchy after decades of foot traffic and pests. We measure your current depth during the inspection and recommend a level with your quote.

It can make a noticeable difference in Houston, where the attic is the main source of heat gain in summer. Thin or matted insulation lets attic heat push down into your living space, so your AC runs longer. Results vary by home, but replacing damaged insulation is one of the most direct ways to ease that load.

Yes. Attics here can pass 140°F from June through September, so we schedule early morning shifts with cooling breaks to keep the crew safe. Large removals can take longer in August than in spring, and we build that into your timeline upfront.

It depends on how long the wood stayed wet. In Houston's humidity, mold can start on damp decking within a day or two. If we find staining, soft wood, or active growth, we quote mold remediation as its own line, so drying and treatment are done before new insulation goes in.

In many Houston homes, the air handler and ductwork sit in the attic. If we find droppings, nests, or loose insulation near the return or a disconnected duct, debris has likely been pulled into your system. In that case air duct cleaning is worth doing with the attic work. If the ducts are sealed and clean, we'll say so.

Yes, if the attic had moisture or mold. Houston's humidity combined with a contaminated attic can lead to mold growth inside the air handler and on the evaporator coil. Our HVAC mold removal and AC coil and system cleaning address that, and a clean coil also helps your system cool more efficiently.

In many Houston two-story homes and townhomes, it does. We regularly find vents that are crushed, disconnected, or dumping lint straight into the insulation, which is both a fire risk and a moisture problem. If we spot it during the inspection, we'll include dryer vent cleaning and reconnection in your quote.

A standard cleaning in a typical Houston home is usually done in a day. Full removal with sanitizing and re-insulation in a large or heavily contaminated attic can take longer. Most families stay home during the work, since we seal off the attic access and run the vacuum hose from the truck outside.

Some homes built before the 1990s have vermiculite insulation, a pebbly gray-brown material that can contain asbestos. If we see it, we stop and recommend testing by a licensed asbestos professional before anyone disturbs it. We won't remove suspected vermiculite until it's cleared.

Check what's left out. A low bid often skips sanitizing, rodent proofing, proper disposal, or the cost of new insulation, then adds those once the work starts. A fair quote lists each step separately, is based on an in-person inspection, and comes from a licensed, insured company.

There's no fixed schedule. Most attics need attention after a specific event, such as rodent activity, a roof leak, storm damage, or a fire. Otherwise, a check every few years is reasonable, especially in older homes or neighborhoods with heavy tree cover where roof rats are common.

Yes. We're fully licensed and insured, and our technicians are NADCA-certified for duct and HVAC work. Ask any contractor you're considering for proof of insurance before they go into your attic.

We serve homes across Houston, from the Heights, Oak Forest, and Spring Branch to Meyerland, Braeswood Place, the Galleria area, and the Energy Corridor, plus surrounding cities. Call (832) 918-2555 to confirm your address and book a free inspection.
